Homeowners Collect Up To 1.8 Million Swiss Francs

You are desperately looking for places like 5G Antennas here in Zurich.

They are on house roofs, in front gardens or somewhere in the countryside: there are currently about 20,000 mobile phone antennas in Switzerland. The company represents the interests of private individuals, the public sector and large real estate companies more than mobile phone providers.

The number one selling point from a homeowner’s perspective: Compensation such companies promise customers if they let them use their roof. Because if you allow antennas to be installed on your roof, you are entitled to rent. This varies greatly depending on the region.

For example, telecommunications companies rent 6,000 francs per year. “In many cases, they entice private owners with the offer that rent can be paid many years in advance,” says Gruber. For example, with a 15-year contract, CHF 6,000 becomes CHF 90,000 per year, which is paid in one fell swoop.

“It tempts any private landlord to say yes, because he gets a lot of money,” says the expert. How much telecom companies are willing to pay homeowners depends on, among other things, location it depends on.

“Fare also reflects the provider’s suffering,” Gruber says. According to the expert, companies usually try to negotiate a rent that is as low as possible and unusual for the market and location. “External acquisition companies are rewarded accordingly, pulling the uninformed landowner to the table,” says Gruber.

Swisscom denies that: “Our rentals and contracts for cell phone sites are fair and market-compliant,” says spokesman Armin Scully.

Fares of up to 50,000 CHF annually are possible in central locations. Calculated over 15 years, it is 750,000 francs. According to Gruber, an annual rent of CHF 12,000 or CHF 180,000 over 15 years is common in rural areas. In large cities such as Geneva, Bern, Zurich, Basel or Lausanne, the best locations can rent up to 120,000 francs per year. Calculated over 15 years, this is 1.8 million Swiss francs.

In other words, how much homeowners can earn from an antenna is a matter of conversation. “In most cases, you can get up to three times what you were offered in the beginning,” says Gruber.
